Why sealcoat?

The Carolina sun oxidizes asphalt and turns it gray and brittle; water works into the surface and freezes; oil and gasoline soften the binder. Sealcoating locks all of that out for a few cents per square foot — the highest-return maintenance you can do on pavement.

Our process

We clean the surface thoroughly, treat oil spots, hot-fill cracks, then apply commercial-grade sealer edge to edge. You get crisp black pavement that looks freshly paved.

When and how often

New asphalt should get its first sealcoat about a year after paving, then every 2–4 years depending on traffic and sun exposure. We can put you on a schedule so you never have to think about it.

How long before I can use the driveway?

Stay off sealcoat for 24–48 hours depending on temperature and humidity. We'll give you exact guidance on the day.

Does sealcoating fix cracks?

Sealer alone won't bridge cracks — that's why we hot-fill cracks first, then seal. The combination is what protects the pavement.

Is it worth it on an older driveway?

If the asphalt is structurally sound, absolutely — sealcoating an older gray driveway is the single biggest visual upgrade per dollar you can buy.
